Meet Les Sherman.

These “About Me” pages usually tout “top agent” or a variety of acronyms and awards that mean nothing to you as a home buyer or seller, so I’d rather tell you a little bit about me and my beliefs and what makes me the agent that you want as your representative and why I love the career I’ve chosen.   We can talk about what my designations as an Accredited Buyer Representative, Certified Residential Specialist, and Certified Negotiating Expert represent later.

I’m an old school real estate agent with a penchant for new school philosophies and new technology.   I believe that honesty, integrity, and hard work all go toward truly earning your business, that your goals are the focus of my business, and that if I perform to your benefit you will refer me more business.   My foundation is old school because I was licensed when I was 20 (1975), immersed in the basic principles of straight honest business practice by my Realtor father, and have seen a lot of market changes.    Personal custom service is my focus and I try to return all phone calls the same day instead of having an assistant call you next week.   Staying on top of efficient technology resources is important to me, there are no age boundaries between me and my clients, and I love the internet and all of the technology tools that make communication easier!

Whether buying or selling, my clients are my boss and I constantly study the market and trends to make sure that I arm you with the best advice and most current information possible.    My purpose is to help YOU reach your objectives, and I am here to counsel and advise or “coach” you to make sure we negotiate the best price and terms possible from any given seller or buyer, as it relates to your personal goals and desires.   We are a team and must communicate to be effective.   Negotiating is like playing chess so we must always stay two moves ahead of our “opponent”.

My real estate career survived the 1980s Savings & Loan crash, the 1986 Tax Reform and huge housing oversupply, when many agent’s didn’t, and I know real estate from the inside out; including early stints on construction crews, supervising residential construction, producing as a certified residential appraiser for 6 years and as a designated residential appraiser for 14 additional years.    Time and experience remind me as I drive down the streets of our three county market area and remember houses that I’ve shown, sold, appraised, or visited in an open house, since 1981, and that amounts to quite a few homes.

Watching Austin grow into a bustling metropolitan area is a two-edged sword.  What Austin was is unforgettable but I love what Austin has become through every stage of its growth.   I’ve raised my children here, been a part of the public school system, enjoyed cultural, musical, and recreational events on an ongoing basis, and most weekends in the fall, if there is a UT home game, you’ll see me wearing burnt orange (even though I’m a closet Baylor Bear, having graduated from there).  

Serving you and advising you is my career and I care deeply about each and every client I’ve ever worked with, which is why so much of my business is repeat business and referrals.   If you are not happy then I am not happy.   My business model is structured around the theory that my clients have to be satisfied so that they will be comfortable referring friends, family, and co-workers to me in the future.
